Mill Street heritage homes and Waterdown's newer builds

The Mill Street heritage district

Smokey Hollow, named for the smoke from the mills on Grindstone Creek, is a reminder of how old the village is. The Mill Street Heritage Conservation District protects part of that old village and is, by number of properties, the largest of Hamilton's long-standing districts. Other designated properties sit outside it.

Inside the district, or on any designated property, a Heritage Permit is needed before windows or doors are replaced, and the City's list includes removable storm windows and storm doors. There's no fee, and repairing broken glass usually doesn't need one. Owners of designated properties can apply for the City's Heritage Revitalization Grant and an interest-free heritage loan. Newer homes: seals, sliders and cranks

A lot of today's Waterdown was built from the late 1990s on. Those houses typically have casement or awning windows with double-glazed sealed units, a few sliders and a sliding patio door. At their age, some of the first seals are letting go, cranks are stripping and patio door rollers are wearing flat.

Storms and older windows

The City's heritage windows guidance recommends storm windows, or interior panels, as the way to deal with drafts and condensation on old windows while keeping the originals. On Mill Street that's often the most sensible upgrade, as long as the storm has its Heritage Permit first.

New storm windows can be made to fit openings that are no longer quite square. Outside the district, storms need no heritage approval, and they remain a modest way to take the chill off an older window.

Patio doors

In the newer subdivisions, the patio door is the hardest-working glass in the house. Most of its problems are parts.

  • Sliding door repair: a door that drags, jumps its track or won't lock usually needs new rollers, a track repair or a new latch.
  • Patio door replacement: worth pricing when the frame is bent, the sill has rotted or the door leaks all round. Inside the Mill Street district, a new door needs a Heritage Permit first.

Check the address on the City's heritage mapping, which shows the district boundary and individually designated properties. Being on an old street doesn't guarantee you're inside, and being outside the district doesn't rule out individual designation. If you're inside, windows, doors and storms need a Heritage Permit before they change. The City's cultural heritage staff can confirm if the map leaves you unsure.

Is foggy glass in a newer Waterdown house covered by warranty?

Sometimes. Window makers usually warrant their sealed units for a set period, and the terms vary on glass versus labour and on whether cover passes to a later owner. Find the paperwork from the builder or the window maker and note when the house was finished. If cover has run out, a new sealed unit in the existing frame is usually the next step, not a new window.

Does a new patio door on a Mill Street property need a Heritage Permit?

If the property is inside the district or designated, plan on it. The City's Heritage Permit list covers replacing or installing doors, not only the front one, and removable storm doors too. Why is there fog between my storm window and the main window?

Usually because warm, damp air from inside is leaking past the inner window into the gap and meeting the cold storm glass. The fix is to tighten the inner window with weather-stripping and let the storm breathe a little, often through small weep holes along its bottom edge. It isn't a failed seal, and it rarely needs new glass. A pro can check both windows in one visit.
