Glanbrook was the fastest-growing part of Hamilton in the early 2000s, and Binbrook has added hundreds of new homes since the 1970s. So a lot of the windows here are recent, and the problems are the first sealed units to fog, patio doors that drag and screens the wind won't leave alone. Newer homes: foggy glass and what to check first

A foggy window, with haze or droplets between the two panes, means the seal on that sealed unit has let go. In a house this new, that can feel early, and sometimes it is. Before paying for anything, find whatever came with the house about the windows, or ask the builder who made them. Some sealed units are still under the maker's warranty.

Covered or not, the usual fix is the same: a new sealed unit made to size and set into the existing sash, with the frame and trim left alone. Open ground, more wind and snow

The weather station at the airport, on open ground in Glanbrook, records noticeably more snow than the one in the lower city, and the top of the escarpment gets more wind-whipped lake-effect snow. Houses on Binbrook's open edges feel that directly.

Wind is hard on the light parts of a window. Screens flex until they pop out, an open casement catches a gust that strains its crank, and snow packs into door tracks and wears the rollers. When a repair beats a claim or a replacement

A repair usually wins when one part has failed and the rest is sound: one fogged unit, one stripped crank, one set of worn rollers. A warranty claim is worth making when the maker still covers the part, though maybe not the labour. For storm damage, such as glass broken by a branch, compare the repair price with your deductible before you call your insurer.

Replacement earns its place when frames are cracked or warped, or several windows are failing together. If a windstorm breaks glass, make it safe, photograph it, cover the opening, then arrange the permanent pane.

Is the fog in my Binbrook windows covered by a warranty?

It might be. Window makers usually warrant their sealed units for a period after the house is built, and the terms vary on glass versus labour and on whether cover passes to a new owner. Look for the papers that came with the house, or ask the builder which company made the windows. If it's covered, start with the maker; if not, a pro can quote a new sealed unit.

Our Binbrook house is fairly new. Why is there water on the inside of the glass?

That's condensation, not a failed seal. Newer houses are built tight, so moisture from showers, cooking and sleeping stays indoors and settles on the coldest surface, usually the glass, most of all on cold nights. If it wipes off, the window is fine. Run bathroom and kitchen fans, open blinds so air reaches the glass, and bring indoor humidity down. Fog you can't wipe off is the seal.

Do screens on Binbrook's open edges need anything different?

Mostly a better fit. On open ground, wind pushes and pulls on the mesh until a loose screen flexes out of its channel or the spline gives way. A snug frame, sound clips or springs, and a sturdier mesh keep it in place. A pro can straighten or rebuild a bent frame and rescreen it. Some owners take screens out for winter to spare them the worst of it.

Wind caught my open casement and now the crank spins. Is that a repair?

Yes. A gust on an open sash commonly strips the crank's gears or bends its arm. The crank, which pros call the operator, is a separate part screwed to the frame, and most can be matched or swapped for a compatible one. If the sash also drags or won't close tight, the hinges may need replacing too. Neither job needs a new window. See window repair.
