Westdale's 1920s homes and the rentals around McMaster
Building in Westdale began in the early 1920s, on a plan drawn along Garden City lines: oval streets around a village shopping area, right beside McMaster University. It also has a high share of students. So window work here splits two ways: owners deciding whether to keep 1920s windows, and landlords sorting glass, screens and locks between tenants. We connect both with independent local pros and follow up so the job doesn't stall.

Garden City houses and their original windows
If your Westdale house still has its original wood windows, some may be casements with leaded or divided glass. Those are hard to replace like for like without changing how the house looks, so price a repair first. A pro can reglaze loose panes, refit hinges and add weather-stripping, and a storm or interior panel handles drafts. A sagging leaded panel is specialist work: mention it, and we'll tell you honestly if we can't find someone who takes it on. Wood window repair sets out the options.
Westdale has no heritage conservation district, so a Heritage Permit only comes into it if your house is designated individually.
Student rentals: glass, screens and locks between tenancies
Each turnover tends to surface the same short list: a cracked pane, a torn or missing screen, a window lock that no longer catches, a back slider off its track.
Timing is the hard part. Leases near a university tend to change hands at the same points in the academic year, so everyone's list lands at once. If you look after several houses, send the whole list together, address by address, and attach a photo for each item. One pro can often do screens, glass and hardware in a visit. Our property managers page covers multi-property requests, and window screen repair covers rescreening.
Rental licensing: what landlords should check
In December 2025, Hamilton made its rental housing licence permanent, covering smaller rental buildings in Ward 1, Ward 8 and part of Ward 14. Neighbourhood names don't map neatly onto wards, so confirm your address with the City's licence page. Our rental licensing guide explains where windows and screens fit in.
Bedroom windows and egress. The Ontario Building Code wants every bedroom that lacks its own exterior door to have an escape window: a large enough clear opening, a low enough sill, and a sash that opens from inside without tools. That includes basement bedrooms, where a window well may need clear space in front. Enlarging an opening needs a building permit.
Westdale Village shops
The oval streets wrap around Westdale Village, whose business improvement area represents dozens of businesses. For a shop there, the usual jobs are a cracked display window or a glass entry door that won't close properly. Tell the pro whether the opening is secure for now and whether the frame or closer took damage; it changes what they bring.
Jobs we match in Westdale
- Screens: torn or missing screens rescreened or remade, several houses at a time if needed.
- Broken window glass: single panes in wood sash or newer windows.
- Wood sash and casements: reglazed, rehung and weather-stripped.
- Foggy sealed units: fogged glass in later replacement windows, swapped without a new frame.
Westdale and Ainslie Wood questions
Can leaded 1920s casements be restored rather than replaced?
Usually, if the wood is sound. Casements can be reglazed, rehung and weather-stripped, and a storm or interior panel deals with drafts. A sagging leaded panel is specialist work, so mention it and we'll tell you if we can't find a pro for it. Replacement makes sense when rot has gone deep into the frame or the sash has come apart at the joints.
Can the screens and glass for my McMaster-area houses be done in one visit?
Often, yes. Put every address and job into a single request and attach a photo for each: which screens are torn, which panes are cracked, which locks don't catch. We'll send it to a pro who's set up for multi-property work, and you can ask for a written quote per house. Send it before the next turnover if you can.
Does rental licensing apply to my Westdale rental?
It depends on your ward. The licence now applies permanently to smaller rental buildings in Ward 1, Ward 8 and part of Ward 14, and neighbourhood names don't line up neatly with ward boundaries. The City's licence page lets you check an address. Our rental licensing guide explains what the program covers.
Is Westdale a heritage district?
No. Westdale sits outside all of Hamilton's heritage conservation districts, so a Heritage Permit only applies if your particular house is designated, and the City's heritage map will confirm that. If it isn't, a same-size window replacement usually needs no building permit either. Price a repair first all the same; a pro who does replacement windows can quote both.
